How You Will Contribute To Our Team
- Service Requests: Assign requests to technicians, ensure completion within 24 hours, handle vendor scheduling, and report variances.
- Preventive Maintenance: Update, execute, and document preventive maintenance schedules; inform the Community Manager of outstanding items.
- Property Inspections and Maintenance: Conduct regular inspections to ensure compliance with safety, cleanliness, and landscaping standards.
- Employee Management: Plan and direct service team activities; manage recruitment, hiring, orientation, training, performance, and discipline.
- Resident Relations: Interact regularly with residents, prospective residents, vendors, and coworkers; maintain courteous professional communication.
- Occupancy Management: Oversee and schedule move‑in/ move‑out inspections, maintenance, and cleaning to prepare apartments for occupancy.
- Budget Preparation and Management: Assist in preparing the property budget, recommend upgrades, monitor spending, and plan purchases.
- Maintain Commitment to Safety: Ensure life‑safety equipment is functional; enforce a clean, organized, and safe work environment.
- Overall: Contribute to departmental and organizational goals, share best practices, and refine SOPs.
What Our Ideal Candidate Looks Like
- Minimum 5 years of plumbing, electrical, mechanical, drywall, carpentry, or pool/spa maintenance experience and at least 2 years of supervisory experience.
- High School Diploma or equivalent and EPA‑CFC certification; EPA‑LBP for properties older than 1978.
- Strong communication and relationship‑building skills; ability to motivate others.
- Experience hiring, retaining, and developing maintenance talent; functional HR knowledge at site level.
- Proficiency with Microsoft Office (Excel, Word, Outlook) and property management software such as Yardi.
- Adaptability to change, strong project‑management skills, and ability to juggle multiple deadlines.
- Attention to detail, time‑management, and dedication to customer service.
