The Building Engineer Specialist will be responsible for ensuring the technical excellence and operational reliability of Microsoft facilities across assigned countries in Latin America. This role requires hands-on expertise in building systems, proactive maintenance management, and the ability to drive continuous improvement while maintaining Microsoft's high standards for facility operations.

Location: Fort Lauderdale, FL | Microsoft office; will oversee projects in Miami & remotely manage assigned Latin American locations

Technical Responsibilities
- Asset Management & Life Cycle Planning
- Asset Register Maintenance: Maintain comprehensive and accurate Asset Register & History for all critical building systems within assigned facilities
- Condition Assessments: Conduct detailed condition assessments of building assets to inform Life Cycle Renewal (LCR) planning
- Capital Planning: Develop 5-10 year LCR plans including cost estimates and prioritization matrices for asset replacement and renewal
- Asset Performance Monitoring: Track asset performance metrics and identify trends requiring proactive intervention
- Maintenance Program Management
- Planned Maintenance Execution: Ensure 95%+ completion rate for all statutory and critical asset planned maintenance work orders
- CMMS Administration: Utilize Microsoft's Computerized Maintenance Management System for all maintenance activities, work order management, and reporting
- Reliability Centered Maintenance (RCM): Implement RCM principles to optimize maintenance strategies for critical assets
- Preventive Maintenance Optimization: Continuously review and improve PM programs based on equipment performance and failure analysis
- Building Systems Engineering
- HVAC Systems: Oversee operation, maintenance, and optimization of heating, ventilation, and air conditioning systems
- Electrical Systems: Manage electrical distribution, emergency power, UPS systems, and lighting infrastructure
- Fire & Life Safety: Ensure compliance with all fire protection systems, emergency egress, and life safety requirements
- Building Automation: Monitor and optimize Building Management Systems (BMS) and Smart Building technologies
- Mechanical Systems: Oversee plumbing, water treatment, elevators, and other mechanical building infrastructure
OPERATIONAL EXCELLENCE
- Performance Management
- KPI Monitoring: Track and report on key performance indicators including asset uptime, maintenance completion rates, and energy performance
- SLA Compliance: Ensure adherence to all Service Level Agreements and Microsoft operational standards
- Quality Assurance: Conduct regular Building and Technical Services Sweeps to verify system performance and identify improvement opportunities
- Root Cause Analysis: Investigate equipment failures and implement corrective actions to prevent recurrence
- Emergency Response & Business Continuity
- 24/7 Response: Provide emergency response capability for critical system failures within assigned region
- Business Continuity Planning: Support development and testing of emergency response procedures and business continuity plans
- Incident Management: Lead technical response to facility-related incidents and coordinate with Microsoft stakeholders
- Crisis Communication: Provide timely and accurate communication during emergency situations

- Regulatory Compliance
- Code Compliance: Ensure all building systems comply with local building codes, fire codes, and safety regulations
- Environmental Compliance: Maintain compliance with environmental regulations including waste management, water quality, and air emissions

STAKEHOLDER MANAGEMENT
- Internal Collaboration
- Regional Coordination: Collaborate with other Engineer Specialists across LatAm region
- Microsoft Stakeholders: Interface with Microsoft Workplace Services, IT, Security, and other internal teams
- JLL Teams: Coordinate with property management, project management, and account management teams
- Reporting: Provide regular updates to IFM Engineer Manager on facility performance and issues
- Vendor & Contractor Management
- Provider Oversight: Manage relationships with maintenance contractors and service providers
- Performance Management: Monitor contractor performance against SLAs and take corrective action as needed
- Procurement Support: Support procurement activities for maintenance services and equipment
- Quality Control: Conduct inspections and quality checks on contractor work
Required Qualifications
- Education & Experience
- Experience: 2+ years of experience in facilities management, building engineering, or technical operations; with strong background in hard services
- Industry Knowledge: Strong understanding of commercial building systems and maintenance practices
- Regional Experience: Previous experience working in Latin American markets preferred
