Real Estate Asset ManagerPOSITION PURPOSE: The Real Estate Asset Manager is responsible for creating and overseeing customized asset management strategies for multi-family LIHTC and HUD communities owned by National Church Residences.ESSENTIAL FUNCTIONS AND BASIC DUTIESMaximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performanceWork closely with property managers and Regional Managers to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis and approvalsConduct market studies of competing properties to determine market competitive rentsManage cash flow, distribution analysis and investment projectionsDevelop and distribute periodic asset management reports to senior management, investors, consultants and other partnersPosition each asset for optimal financial performance through such activities as budgeting and monitoring financial performancePERFORMANCE MEASUREMENTSFinancial and operational performance measures of the assigned portfolioAccuracy, relevancy and timeliness of reporting and communication with management and third-party partnersSuccess in achieving owner goals including distributions and long term viability of propertySuccess of problem identification and resolutionQuality of relationships with managing agents, limited partners, lenders, housing agencies and HUD.QUALIFICATIONSEducation/Certification:BA/BS degree in Finance, Accounting, Real Estate or related field with strong record of academic achievement with MBA or CPA preferredExperience Required:Level 1: Experience in property management/leasing/operations and/or real estate asset managementSkills/Abilities:Proficiency with modeling investments in ExcelUnderstanding of Partnership Agreements and Low Income Housing Tax CreditsUnderstanding of accounting and financial modelingSolid analytical and organizational skills and ability to multi-taskHighly-developed verbal and written communication skillsAbility to work independently and as part of a teamProactive thinking with detail-oriented and creative problem solving approachSelf directed and self-managingPHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITIONThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
