Primary Purpose:
The Operations Director Center is responsible for maximizing the customer shopping experience and tenant sales by ensuring a clean, well‑maintained, safe, and aesthetically pleasing environment, asset preservation and enhancement while implementing all Simon standards. The role oversees all operational functions, projects, construction, and contracted services at the center and manages onsite maintenance, groundskeeping, and custodial teams.
Principal Responsibilities:
- Develop a 5-year capital plan to maintain and enhance property assets and execute against projected capital plans.
- Oversee preventative maintenance of equipment and maintain related logs.
- Ensure property safety systems are up to code, maintained, and inspected.
- Conduct daily walk‑throughs of the property to ensure assets are in optimal operating condition.
- Respond rapidly to operational issues uncovered during inspections.
- Assist in procurement and application of goods and services within the annual CAM and Capital Expenditure budget.
- Manage property operating expenses within or below budget levels and address negative financial variances.
- Prioritize capital projects based on critical needs and affordability.
- Manage the work process for capital and ongoing projects—including scope of work, RFPs, contractor bids, service agreements, oversight, inspections, and final close‑out.
- Oversee preventive maintenance programs and necessary repair or construction work to sustain safety and reliability.
- Manage relationships with third‑party service providers and ensure compliance with Simon’s Purchasing Policy and Code of Business Conduct.
- Co‑manage construction activities with the corporate Development team.
- Maintain a safe environment by identifying and eliminating hazards to staff, tenants, and customers; administer training and regulatory programs (OSHA, ADA, EPA, etc.).
- Lead maintenance staff in assignments and training, and assist with performance reviews.
- Ensure public safety, center security, and effective risk management.
- Read and interpret engineering drawings and schematic diagrams.
- Assist the General Manager in maximizing margins of profit centers.
- Perform condition assessments (personally or with consultants) to develop long‑range capital plans and budgets.
- Ensure capital database information is accurate, current, and updated in real time.
- Review and process vendor invoices to confirm accurate services before payment.
- Understand lease terms to determine financial responsibility for operational issues.
- Implement the energy plan communicated by the General Manager to minimize costs while maintaining a comfortable, safe shopping environment.
- Prepare and oversee operational budgets, ensuring all operational costs are managed with direct guidance and oversight.
- Provide leadership and guidance to center staff in operations and customer service.
- Fulfill Manager‑on‑Duty rotation and manage day‑to‑day activities as required.
- Provide operations support for special events and holidays.
- Contribute to the preparation and annual update of the center’s five‑year strategic plan.
- Complete required weekly, monthly, and quarterly reports.
- Assist the General Manager in managing the Comprehensive Emergency Management Plan.
- Ensure personnel are trained to function as an Emergency Task Force in crisis management response.
- Oversee operations in crisis situations to ensure the safety and security of all customers, tenants, guests, and assets.
- Resolve escalated customer complaints.
- Work with security and local officials to plan and oversee a fire safety program.
- Establish and maintain relationships with key civic leaders (code officials, fire safety, etc.).
Minimum Qualifications:
- Bachelor’s degree or equivalent experience.
- Minimum 5 years of prior Operations, Facilities, or Property Management experience.
- Working knowledge of maintenance and operational functions strongly preferred.
- Ability to read and understand blueprints, CAD drawings, and other schematics.
- Demonstrated commitment to producing accurate work.
- Solution‑oriented and results‑driven.
- Basic to moderate computer skills (email, Excel, Word, online ordering systems, etc.).
- Valid driver’s license.
- Ability to lift and carry up to 50 pounds.
