North River Partners is hiring an Analyst/Associate to join our real estate lending business based in our New York office. This role will work closely with the Managing Partners of the firm and support the full deal lifecycle across origination, underwriting, structuring, and servicing.

The successful candidate must be comfortable operating across both analytical and operational workstreams.This is an opportunity to join a growing platform at a formative stage – you will sit close to the decisions, with meaningful exposure to our investors, capital partners, and borrowers from day one.

  • Underwrite potential loan originations, including detailed analysis of comparables, sponsor profile, market feasibility,capital structure, and exit strategy.
  • Build and maintain Excel models including cash flows, sensitivity analysis, and levered returns.
  • Draft and presentinvestment committee memos that synthesize the business plan, risks and mitigants, return profile, and valuation.

Sourcing & Origination Support

  • Lead early-stage deal screening to identify and evaluate new opportunities that support the firm’s lending strategy.
  • Interface with brokers, sponsors, and other market participants to drive Q&A, collect market research, and map the competitive landscape.
  • Prepare and maintain weekly pipeline materials.
  • Lead and coordinate due diligence workstreams including sponsor/borrower assessment, property-level collateral analysis, market analysis, and review of third-party reports.
  • Assist in structuring and closing of investments, including term sheet preparation, legal documentation review, and settlement statement mechanics.

Asset Management & Investor Relations

  • Prepare deal level and portfolio level updates for investors and capital partners on a monthly or quarterly basis.
  • Work with senior leverage providers to facilitate advances on our warehouse lines and ensure we remain in compliance with covenants.
  • Keep track of loan level returns including IRR, MOIC, and other key metrics.
  • Assist the Asset Management and Servicing team to re-underwrite loans from time to time, and update cash flows to monitor interest reserve sufficiency.

Qualifications

  • Bachelor's Degree
  • 1–4 years in commercial real estate debt or equity, finance, brokerage, or development
  • Organized and detail-oriented who is comfortable managing a variety of workstreams in a fast-paced, flat-team environment
  • Commercial real estate underwriting and valuation experience preferred
  • Highly comfortable and proficient with financial modeling in Excel
  • A clear, concise writer and communicator
