Director OPM Services (0046-0002)
Develop annual construction and rollout plans, including budgets, permitting approach, and vendor capacity planning to include managing full life-cycle development of branded and luxury retail stores and on-site construction oversight including oversee documentation, contracts, schedules and vendor relations. Participate in leadership meetings to align design, procurement, and construction priorities in order to lead and align internal and external teams across construction project management, architecture, engineering and procurement functions. Review monthly construction budgets, forecasts, and vendor spend with executive leadership to optimize project scope and cost alignment. Assess staffing needs based on project volume and support recruitment as required d. to deliver large-scale retail rollout programs involving 100+ store projects annually across new builds, remodels, and relocations meeting tight timelines and within brand standards. Oversee team development, including training on construction platforms, procurement, and brand standards using project tracking and documentation platforms including Fieldwire, Procore, SmartSheet and Microsoft Office tools (Excel, Outlook, Teams) for seamless reporting and collaboration across stakeholders. Maintain relationships with multinational retail clients, design teams, landlords, and vendors to support consistent project delivery to include managing projects with centralized design teams and international headquarters balancing global brand standards with local execution, permitting and vendor onboarding. Identify new opportunities in branded retail construction through networking and market research. Prepare proposals including budgets, schedules, procurement plans, and value-engineering options as it relates to indirect procurement specific to retail construction including managing RFPs, bid comparisons, vendor negotiations, and market pricing validation for trades including millwork, storefront, low voltage, GC and his trades. Gather client feedback to improve construction delivery, vendor performance, and closeout processes. Manage full life-cycle development of branded retail stores, including design coordination, permitting, scheduling, and construction oversight. Support project managers in executing rollout programs in compliance with brand standards and permitting requirements. Review and negotiate RFPs, bids, change orders, and additional services to ensure competitive pricing. Track schedules, budgets, procurement, and permitting using Procore, Smartsheet, Fieldwire, and Microsoft Office. Perform site assessments, evaluate landlord delivery conditions, and provide constructability and CapEx input. Lead procurement and tendering, including issuing RFPs, leveling bids, and negotiating trade pricing. Oversee general contractors, including review of IFC drawings, RFIs, ASIs, SOVs, and construction documentation. Lead punch walks, turnover, and closeout, ensuring timely openings and complete documentation. Ensure project managers maintain proactive communication with clients, GCs, designers, and vendors throughout project execution. Drive process improvements in construction workflow, procurement, documentation, reporting, and rollout efficiency. Will travel 30% US and/or Intl. to meet w/current & potential customers and project quality control visits. May Telecommute.
Education and Experience Requirements
Requires Four (4) years of experience in the Job Offered or related.

Experience must have included at least 4 yrs. in each of the following: Managing full life-cycle development of branded and luxury retail stores including design coordination, permitting, scheduling, vendor management, millwork procurement, and on-site construction oversight including oversee documentation, contracts, schedules and vendor relations; Lead and align internal and external teams across construction project management, architecture, engineering and procurement functions to ensure consistent and on-brand store delivery including oversee budget development, bid review and permit coordination; Indirect procurement specific to retail construction including managing RFPs, bid comparisons, vendor negotiations, and market pricing validation for trades including millwork, storefront, low voltage, GC and his trades; Delivering large-scale retail rollout programs involving 100+ store projects annually across new builds, remodels, and relocations meeting tight timelines and within brand standards; Reducing construction budgets through vendor benchmarking, value engineering and proactively managing landlord work letters and delivery conditions to optimize project scope and cost alignment; GC management, including review and administration of IFC drawings, RFIs, ASIs, SOVs, and overall construction documentation, ensuring accountability, transparency, and timely closeout; Managing projects for multinational retail clients with centralized design teams and international headquarters balancing global brand standards with local execution, permitting and vendor onboarding; and Use of project tracking and documentation platforms including Fieldwire, Procore, SmartSheet, and Microsoft Office tools (Excel, Outlook, Teams) for seamless reporting and collaboration across stakeholders.
