Minimum qualifications:

  • Bachelor's degree in Real Estate, Finance, Engineering, Business, or equivalent practical experience.
  • 14 years of experience in commercial real estate, sourcing, or infrastructure acquisition.
  • 10 years of experience negotiating and closing real estate transactions.
  • Experience in agreement drafting, financial modeling, and analysis (e.g., yield on cost, net present value (NPV), internal rate of return (IRR).

Preferred qualifications:

  • MBA or Master's degree in a relevant field.
  • Experience with data center technology, power transmission/distribution, and cooling technology (e.g., understanding of technical requirements like redundancy models (N+1, 2N) and power density).
  • Experience in managing and negotiating government incentives and economic development agreements.
  • Track record of working with industrial developers or a major cloud provider.

As a Strategic Negotiator, you combine your deep market knowledge of a given sector with tech industry savvy to negotiate cost-effective solutions to support Google's infrastructure growth. You'll work with specific project teams on negotiating deals, managing vendor and partner relationships and presenting deal recommendations to our Tech leadership. As a Manager, Data Center Leasing and Partnerships, you will lead a team on the front lines of securing the physical infrastructure that powers Google’s products, including Search, Cloud, and AI innovation. Your role requires expertise in data center real estate and the ability to steer a team through transactions from market analysis to execution.

In this role, you will be responsible for defining and executing the strategy for acquiring third-party data center capacity, build-to-suit projects, and joint venture developments. Beyond individual agreement-making, you will architect and lead a high-performing team of negotiators, providing the mentorship, oversight, and organizational advocacy necessary to scale our infrastructure. Your success will be measured by your ability to develop your team’s capabilities while driving savings and accelerated capacity delivery for the company.

The US base salary range for this full-time position is $222,000-$309,000 + bonus + equity + benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Responsibilities

  • Lead and mentor a team of negotiators, conducting performance reviews and identifying individual skill gaps to foster professional growth.
  • Direct the negotiation of high-value infrastructure agreements, including colocation leases, power purchase agreements, and innovative commercial structures.
  • Serve as the primary bridge between the team and leadership, translating agreements dynamics into business cases to secure executive buy-in.
  • Provide executive-level intervention for sensitive escalations while ensuring all commercial terms align with Legal, Finance, and technical compliance standards.
  • Oversee the global agreement pipeline and resource allocation while standardizing negotiation playbooks and utilizing market research to optimize capital deployment and expansion.
